Terms & Conditions

Scope of works

We design, construct and warrant single-storey rear extensions (and the ground-floor internal modifications that connect to them) in the United Kingdom under Permitted Development or under client-held planning permission. Our quote covers only the works listed in your booking confirmation and the configuration recorded in your booking record. Anything not expressly listed is not included.

Fixed price — and what sits outside it

We work on a FIXED-PRICE basis: the figure you confirm at booking is the price we hold for the agreed scope. Additional or varied works are not included and will carry an additional cost, which we will discuss and agree with you on site before proceeding. Typical examples of works outside the fixed price include: deeper or wider footings required by ground conditions; removal of obstructions, trees, roots or made-up ground; unforeseen drainage, services or asbestos; rock, high water table or unstable ground; and any change you request after booking. No additional works are carried out without your agreement.

Variations & extras

Any change to the agreed scope (size, specification, materials, layout, finishes or additional rooms/fittings) is a variation. We will set out the cost and any programme impact for you to approve, ideally in writing, before the work is done. Verbal instructions given on site to our team are treated as your approval of the associated cost.

Material costs & bookings made well in advance

Your price is fixed for the works you confirm at booking. Where a start date is reserved a long way ahead, we may — only in the uncommon event of a significant, supplier-driven increase in material prices that is genuinely outside our control — need to discuss a fair adjustment with you. We will always talk this through and agree it with you beforehand; there are no automatic or hidden charges.

Our standard specification

Unless your booking states otherwise, our build uses an insulated timber-suspended floor as standard (not a solid concrete slab), a three-layer felt warm-deck flat roof, white switches and up to five double sockets, skirting and architraves, and a trade-white emulsion finish to walls and ceilings only. The trade-white finish is a clean neutral base, not a decorative colour scheme.

Finishes & decoration

We hand over the room built and finished in trade-white emulsion. As any new extension dries out and settles, small shrinkage/settlement cracks can appear during the first year — this is normal and is not a defect. We therefore recommend your full decoration is carried out around 12 months after completion, once any such cracks have appeared and been made good. Decorative redecoration after handover is not included in the fixed price.

Site conditions & access

Our price assumes reasonable access to the rear of the property and a clear, safe working area. You are responsible for clearing the working area, and for parking, permits and access arrangements where required. Delays or extra costs caused by restricted access, services we could not reasonably foresee, or matters outside our control may affect the price and programme, and will be discussed with you on site.

Client-supplied materials & exclusions

Kitchen units and appliances, bathroom sanitaryware suites, flooring materials, decorative paint, light fittings and similar finishing items are supplied by you unless specifically listed as included. We are not responsible for the suitability, availability, lead time or defects of client-supplied materials. Where you supply materials, the relevant labour is included as priced.

Survey & dimensions

All quotes are indicative until confirmed at site survey. Final dimensions, levels and setting-out are confirmed on site; minor adjustments do not change the fixed price unless they constitute a variation.

Payments

A £499 booking fee is taken at booking to reserve your start date and on-site survey; this comes off your 10% deposit. The balance of the 10% deposit is due once your survey has been completed and signed off. Thereafter, 85% is paid across 14 equal weekly payments during the build, and 5% is paid one week after completion. Materials such as windows, rooflights and structural steel may be required up front when ordered. We reserve the right to pause works where a payment is overdue.

Scheduling & changes to your start date

Your start date is reserved for you when your deposit is paid. You may ask to move it; however, if you request a change within two (2) weeks of the agreed commencement date, a rescheduling fee may be chargeable to cover the reserved slot, mobilisation and any labour, materials or third-party costs already committed on your behalf. We will always confirm any such fee with you before it is applied.

Statutory consents

It is your responsibility to ensure the works are lawful (Permitted Development limits or a valid planning permission). Where a Build Over Agreement, Party Wall award or other statutory consent is required, obtaining it is arranged as set out in your booking; statutory fees are payable by you unless listed as included.

Warranty

We warrant our workmanship for 12 months from the date of completion. The warranty covers defects in the workmanship we have performed and does not cover client-supplied materials, fair wear and tear, natural settlement/shrinkage movement, decorative finishes, or works subsequently altered by another party.

Party Wall Act

Where the works require notices under the Party Wall etc. Act 1996, serving notice and reaching agreement with adjoining owners is your responsibility. We will flag this at survey.

Liability

Our total liability in connection with the works is limited to the contract price. We are not liable for indirect or consequential loss. Nothing in these terms limits liability that cannot be limited by law.

Photography & marketing

We take photographs and video during the works, which we may use on our website, social media and in our advertising. We will never share your personal details, contact information or address.

Disputes

We aim to resolve disputes informally and in good faith. Any unresolved dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
